During the listing appointment, I politely informed the owner of a vacant luxury home that professional photographs of an empty garage wouldn't provide potential buyers viewing the property online with the proper perspective regarding the property's extended length and overheight 4+ car garage. In order to effectively market the property's garage size, a boat and Corvette were brought to the property prior to the professional photographer arriving to photograph the property.
A developer who was experiencing difficulty selling lots in a private, gated community contacted me for assistance with selling 14 custom homesites. I created a detailed/informative website dedicated to the community and utilized unique marketing methods (for example, locating lender partners willing to offer financing for lot purchases and home construction while also promoting the community, bulk sale pricing, builder incentives, seller financing options, etc.) to help my client sell all 14 lots and close out the project.
Prior to listing the property for sale, I respectfully informed the owner of an 8,000+ square foot estate that a large area of the property's yard that was covered with landscape rock looked unattractive and could be significantly improved with the addition of a sport court. Luxury homes often have private sports facilities, and luxury home sellers need to get things right to put forward a positive image of their property. I assisted my client in obtaining bids for the sport court project, negotiating with the contractor, selecting colors/options, and ensuring that proper approvals (HOA and City of Scottsdale) were obtained for the project.
